Terms of Service

These Terms of Service ("Terms") govern your access to and use of RentalPro ("Service," "we," "our"). By creating an account or using RentalPro, you agree to these Terms. If you do not agree, do not use the Service.

1. Description of Service

RentalPro is a cloud-based property management platform for independent landlords and property managers. The Service includes tools for managing rental applications, lease generation and signing, maintenance requests, tenant communications, and integrations with Google services including Gmail, Google Drive, Google Calendar, and Google Contacts.

2. Eligibility

You must be at least 18 years old and legally capable of entering a binding contract to use RentalPro. By using the Service, you represent that you meet these requirements. RentalPro is intended for use by property owners, property managers, tenants, and maintenance personnel in connection with residential rental properties.

3. Account Registration

To access RentalPro, you must create an account with a valid email address and password. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to notify us immediately at admin@rentalpro.pro if you become aware of any unauthorized use of your account.

You may not share your account credentials with others or create accounts on behalf of someone else without authorization.

4. Acceptable Use

You agree to use RentalPro only for lawful purposes and in accordance with these Terms. You agree not to:

• Use the Service to violate any applicable federal, state, or local law or regulation, including fair housing laws
• Upload, transmit, or store false, fraudulent, or misleading information
• Attempt to gain unauthorized access to any part of the Service or its infrastructure
• Reverse engineer, decompile, or attempt to extract the source code of the Service
• Use the Service to send unsolicited communications or spam
• Impersonate any person or entity or misrepresent your affiliation with any person or entity
• Use the Service in any way that could disable, damage, or impair it

5. Your Data

You retain ownership of all data you enter into RentalPro, including applicant information, lease documents, property records, and tenant data. By using the Service, you grant RentalPro a limited, non-exclusive license to store, process, and display your data solely for the purpose of providing the Service to you.

You are responsible for ensuring that any personal information you enter about third parties (applicants, tenants, etc.) is collected and processed in compliance with applicable privacy laws. You represent that you have appropriate authorization to collect and store this information.

6. Google Integrations

RentalPro's use of Google user data complies with the Google API Services User Data Policy, including the Limited Use requirements. We do not share your Google account data with third parties except as required to provide the Service.

You are responsible for ensuring your use of connected Google services complies with Google's own Terms of Service.

7. Lease Documents and Legal Compliance

RentalPro provides tools to generate lease documents from templates you provide. We are not a law firm and do not provide legal advice. The lease templates and generated documents are provided as a convenience only — they are not reviewed or approved by attorneys.

You are solely responsible for ensuring that your lease agreements, rental applications, and related documents comply with all applicable federal, state, and local laws, including landlord-tenant law, fair housing law, and consumer protection regulations. We strongly recommend having your lease reviewed by a licensed attorney in your jurisdiction.

8. Tenant Data and Fair Housing

RentalPro is a tool — how you use it is your responsibility. You agree to use applicant and tenant data only for lawful rental management purposes and in compliance with the Fair Housing Act and any applicable state or local fair housing laws. You may not use RentalPro to discriminate against applicants or tenants on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected class.

9. Service Availability

We will make reasonable efforts to keep the Service available and operational. However, we do not guarantee uninterrupted or error-free access. We may perform maintenance, updates, or modifications that temporarily affect availability. We are not liable for any loss or damage resulting from downtime or interruptions.

10. Payment and Billing

RentalPro is currently available during a limited access period. Pricing and billing terms will be communicated before any charges are assessed. We reserve the right to introduce paid plans in the future. If we do, we will provide advance notice to existing users and will not charge your payment method without your explicit consent.

11. Intellectual Property

The RentalPro platform, including its software, design, trademarks, and content (excluding your data), is owned by or licensed to us and is protected by intellectual property laws. You may not copy, modify, distribute, or create derivative works from any part of the Service without our written permission.

You retain all rights to your own content — your lease templates, property information, applicant data, and documents. We claim no ownership over content you create or upload.

12. Disclaimer of Warranties

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.

We do not warrant that the Service will be error-free, that defects will be corrected, or that the Service or its servers are free of viruses or other harmful components.

13. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT WILL RENTALPRO BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE TWELVE MONTHS PRECEDING THE CLAIM, OR $100, WHICHEVER IS GREATER.

14. Indemnification

You agree to indemnify, defend, and hold harmless RentalPro and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in any way connected with your access to or use of the Service, your violation of these Terms, or your violation of any rights of a third party.

15. Termination

You may terminate your account at any time by contacting us at admin@rentalpro.pro. We may suspend or terminate your access to the Service at any time for any reason, including if we reasonably believe you have violated these Terms. Upon termination, your right to use the Service ceases immediately. We will delete your data within 30 days of account termination as described in our Privacy Policy.

16. Changes to These Terms

We may update these Terms from time to time. When we do, we will update the "Last Updated" date at the top. For material changes, we will notify account owners by email at least 14 days before the changes take effect. Continued use of the Service after changes constitutes your acceptance of the updated Terms.

17. Governing Law

These Terms are governed by the laws of the State of Wisconsin, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Wisconsin, and you consent to the personal jurisdiction of such courts.

18. Entire Agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and RentalPro regarding the Service and supersede all prior agreements and understandings.
